Large Nordic portfolio deal

Pangea adviser to Partners Group in the SEK 1.25bn acquisition.

Nordika Fastigheter sells seven properties in Sweden and Finland to a new joint venture lead by Partners Group. The mixed-use portfolio has a total lettable area of about 80,000 sqm with focus on long-lease tenants. In addition, the portfolio comprises approximately 15,000 sqm building rights, mainly located in Stockholm.

The sale means a full exit for the investors in Nordika Fund 1 and a partial exit for the investors in Nordika Fund II. However, the Nordika team will continue to manage the portfolio and the team has co-invested in the new joint venture alongside Partners Group.

Pangea Property Partners was buy-side adviser to Partners Group in the transaction. In the last three years, we have advised on buy-side transactions worth almost SEK 70 billion across the Nordics, including many sizeable cross-border deals.

Sale of XXL’s logistics centre

Pilängen Logistik, a company established by Pareto, sells a logistics centre in Örebro, one of Sweden’s key transportation hubs, to Aberdeen Standard Investment for about SEK 400 million. The site comprises more than 43,000 sqm of modern logistics premises and is fully let to the Norwegian sports retailer XXL.

Largest deal in Sweden

Starwood Capital Group sells a large Swedish warehouse and logistics portfolio to Hemfosa for approximately SEK 3.6 billion. The portfolio comprises 51 properties totalling about 460,000 sqm with a gross rental income (including supplements) of SEK 318 million. Pangea Property Partners was sell-side adviser to Starwood in the transaction, being the by far largest property transaction in Sweden this year.

Large residential project in Bro

Slättö acquires the first stage of the new residential area Tegelhagen in Bro, in northern Stockholm, from Magnolia Bostad. The project comprises about 650 apartments and the value at completion is estimated to around SEK 1,170 million. Pangea Property Partners was buy-side adviser to Slättö in the transaction.

ALNA senter sold for NOK 2bn

Aspelin Ramm sells ALNA senter to Joh Johannson Eiendom AS for about NOK 2bn (EUR 215m). The large retail centre is located at Alnabru, some 10 minutes from Oslo city, and comprises about 70,000 sqm and 1,100 parking spaces. The centre is the third largest in Oslo with an annual turnover of NOK 2bn (EUR 215m) and nearly 5 million visitors in 2017.
